My name is Jacob Meyer Snitman, and I'm a licensed mortgage broker at Mortgage Outlet Inc. I work with families across Toronto, the GTA, and the rest of Ontario at every stage of homeownership: the first condo, the move up, the refinance for the basement, the HELOC when the kids start looking. The same person, every chapter.

Why work with a broker?

A bank can only offer you their own products. A broker has access to dozens of lenders — and the freedom to recommend whichever one is actually best for you. That difference shows up in three ways:

1. Better rates through competition

Because I bring lenders volume, I have access to broker-only rate discounts that aren't available if you walk into a branch. In most cases, the rate I find you will beat what your own bank offers — and I work for you, not the lender.

2. More approvals, fewer headaches

If your situation is unusual — self-employed, new to Canada, rebuilding credit, or working with non-standard income — a broker is almost always the faster path. I know which lenders will say yes to your specific profile, so we go straight to them instead of collecting "no" after "no" from banks.

3. Honest advice, not a sales pitch

I'm paid when a mortgage closes, not on which product you pick. So my incentive is the same as yours: find the right mortgage, close cleanly, and build a long-term relationship. I'd rather lose a deal than talk you into one that doesn't fit.

The bottom line

You wouldn't let a single dealership pick your next car. Why let a single bank pick your next mortgage? Working with a broker costs you nothing (I'm paid by the lender) and gives you the full market to choose from.

  3. Move quickly. Once you've chosen a direction, I handle the paperwork, coordinate with the lender, and keep you updated at every step.
  4. Stay in touch. Your mortgage isn't a one-time transaction. I'll check in at renewal, when rates shift, or whenever your situation changes — so you're never locked into something that no longer fits.
